​REASONS TO REZONE PARCELS FROM B-2 TO B-3:

Reason #1: To eliminate the existing “spot zoning”. 

The B-2 General Business District is currently applied in “spots” throughout the B-3 Historical Business District. Spot zoning is counterproductive to economic development and zoning administration (because uses and form change from lot to lot).​

Reason #2: To allow for more permissive uses. ​

The B-3 District would be more permissive than the current B-2 General Business District, thereby allowing for the conversion of upper story levels of older buildings into new residential units, which aligns with the goals of Calera Main Street.​

​REASONS WHY A NEW MXD MIXED-USE ZONING DISTRICT
​IS NEEDED:

Reason #1: Mixed-Use zoning would allow for a larger list of permissive uses.

Mixed-Use zoning would allow property owners a larger list of permissive uses for their properties than just the light and heavy industrial uses that they are currently restricted to under the M-1 and M-2 zoning.

Reason #2: The City of Calera wishes to permit a range of land uses since the proposed State Route 25 realignment will open up new roadway frontage on parcels that can become prime for new development.
